Inefficient Homes Targeted

The government is concerned that far too many tenants are living in properties which rate poorly on the energy efficiency scale. In its bid to combat fuel poverty it has introduced a new law which will compel all landlords to ensure that any property they let will be at a rating of Band E or above. It is thought that of the 4.2 million privately rented properties in the UK 10% are rated below band E.

This new law will come into force from April 2018. According to data from the Department of Energy and Climate Change 19% of people in private lets are living in fuel poverty compared to 8% of people who own their own homes. Indeed, many of these properties are cold and draughty and can cost their tenants up to £1,000 extra per year to heat due to their inefficiency.

Private landlords can apply for help to upgrade the energy efficiency of their properties through the government's Green Deal and ECO schemes. It is hoped that landlords will be able to improve their properties at no upfront cost and at the same time tenants will benefit from lower bills and cosier homes.
